    Supplies & Equipment Needed to Strip Floors:

    • 175 RPM Rotary Floor Buffer or Automatic Scrubber
    • High Power Wax Stripper.
    • Floor Drying Blowers.

    MIXING DIRECTIONS for High Power Wax Stripper:

    • Light to Medium Finishes or Asbestos: Mix 6 ounces to 1 gallon of water (20:1).
    • Regular Finishes or Combination Sealer and Finish: Mix 12 ounces to 1 gallon of water (10:1)
    • For Thick or Older Finishes: Mix 32 ounces to 1 gallon of water (4:1)

    Instructions and Directions for Stripping a Floor with High Power Wax Stripper:

    • Keep out of reach of children.
    • Read label directions and cautions before using.
    • Apply stripper with a clean mop. Allow to penetrate.
    • When finish turns milky white, agitate using a mop or floor machine with a BLACK stripping pad.
    • Remove using a wet/dry vacuum, damp mop or an automatic floor scrubber machine.
    • Rinse area well at least twice with clean water and pick up the rinse water.
    • Allow surface to dry well before applying a sealer or floor finish.

    FOR AUTO SCRUBBERS:

    • Assemble the required products, equipment and safety materials.
    • Walk through area noting problem spots (i.e., damaged floors, gum, stickers, tar, etc.) Remove all sticky insoluble substances such as gum.
    • Dust mop the floor to remove any loose soils, paper clips, sand, cigarette butts, etc.
    • Place caution signs around area until it is completely dry.
    • Strip the base boards and corners with High Power Floor Stripper.
    • Apply stripper to the floor on the first pass. Allow to penetrate for 5 - 10 minutes.
    • Strip floors, small areas at a time, by diluting one of the floor strippers according to label directions. Apply diluted product with a lint-free mop and let dwell for 5-10 minutes. (Do not let stripper dry or you will have to reapply.)
    • When finish turns milky white, scrub the area using a low speed (175-300 rpm) rotary scrubber and a black strip pad.
    • On the second pass, run only the brush or floor pad.
    • Before the area dries, pick up the stripper solution using a wet/dry vacuum or mop and bucket with clean water. Or pick up using an extractor with a squeegee floor tool.
    • Flood rinse the area with cool, clean water.
    • Pick up excess water with a wet/dry vacuum or an extractor with a squeegee floor tool.
    • A second rinse may be needed.
    • Before the floor is dry, rub a black or dark colored towel on the floor. If white residue appears on the towel this means not all has been removed by the stripper. These areas may need to be treated again.
    • Allow surface to dry well before applying Hi-Shine Floor Finish.

    How to Strip Old Wax on a Resilient Tile Floor,
    Apply New Floor Finish or Wax,
    Maintain the Finish of a VCT Resilient Tile Floor and
    Price the Job.

    How to Strip Wax on a Resilient Tile Floor:Stripper applied with Spray 1 sprayer

    1. Assemble the required products, equipment and safety materials.
    2. Walk through area, noting problem spots such as damaged floors, loose tiles, gum, stickers, tar, etc.
    3. Point out to the owner or manager any damaged areas or problem areas.
    4. ALWAYS take before, during and after photos for your scrap book advertising, etc. and to attach to your invoice.
    5. Remove all sticky insoluble substances such as chewing gum and tar.
    6. Dust mop the floor to remove any loose soils, paper clips, sand, cigarette butts, etc.
    7. Place caution signs around area before starting and leave them up until the floor is completely dry and you have removed all your equipment.
    8. Strip the base boards and corners with High Power Floor Stripper.
    9. Strip floors, small areas at a time, by diluting High Power Floor Stripper according to label directions. Apply diluted product with a lint-free mop and let dwell for 5-10 minutes. (Do not let stripper dry or you will have to reapply.)
    10. When finish turns milky white, scrub the area using a low speed (175-300 rpm) rotary scrubber and a black strip pad.

    How to Build a Shine on a VCT Resilient Tile Floor:Shiny floor after stripping and refinishing with High Shine 25

    1. Check floor, making sure that it is totally dry and free of any old finish or stripper residue. If there is a whitish cast, this could indicate stripper or old finish still remains on the floor. If necessary, re-strip the floor.
    2. Floor temperature should be above 54 degrees F. for proper curing of finish.
    3. When applying floor finish, the single biggest problem that occurs is applying coats of floor finish before the previous coat has dried thoroughly.The applicator head will tear at the finish from its weight and the re-emulsify the coating. This dulls the finish and can create mop marks that are hard to buff out.
    4. Apply the proper number of coats of finish using the following procedures:
      1. Pour the High Shine floor finish into a clean bucket equipped with a wringer. If a clean bucket is not available, use a liner in the bucket so that the finish does not become contaminated. Place a medium-size rayon mop, such as the Lint Free Mop, in the finish and let soak for 5-10 minutes. A cotton mop should never be used for applying finish because it will leave lint in the dried finish.
      2. Place the bottom half of the mop in the wringer and wring out the bottom half of the mop. Avoid excessive buildup of finish in low-traffic areas by not applying finish to within 12 inches of the walls until later coats.
      3. Apply the finish in an 8-10 foot area. Frame the area by using the wet mop to make a “U” around the two long sides and one short side of the area. Starting at the bottom, fill in the “U” using side-to-side figure 8 strokes. Flip the mop over halfway down the “U” and use the other side. Do not lift the mop head while applying finish. Avoid bubbles.
      4. Usually, floor finish will dry in about 30 minutes. However, this is just a general rule. Third and fourth coats take longer to dry than first or second coats. Additionally, high humidity and temperature can greatly delay drying.
      5. Be sure to clean and dry the mop after use and only use it for application of finish.

    How to Maintain the Finish of a VCT Resilient Tile Floor:

    1. Proper maintenance can extend the strip and re-coat cycle by several months or up to a year!
    2. Dry mop daily to remove loose dirt and impediments.
    3. Mix 1-2 ounces of Neutral Floor Cleaner in a clean mop bucket. Either mop floor with solution with a clean lint-free mop or use in a rotary scrubber with a red floor pad. Let floor dry thoroughly.
    4. If need, dry buff with a white pad on the buffer.

    How to Burnish and Dry Buff a VCT Resilient Tile Floor:

    1. Follow steps 1-3 above.
    2. Use the appropriate colored dry buffing pad (red or white) to enhance the floor’s shine.
    3. A floor should be burnished as often as necessary to return the floor to the appearance that the customer requires.
    4. Most high traffic areas are burnished each day. Before burnishing, the floor should be properly prepared: swept of all loose dirt, scrubbed or mopped. There should be an adequate number of coats of finish on the floor for burnishing to succeed.
    5. Burnishing helps maintain the clean, glossy appearance while enhancing durability and slip resistance.
    6. Never burnish a dirty floor - this only leads to a “dirty, shiny floor”!

    How to Scrub and Re-Coat the Floor:

    1. Burnish and dry buff the floor as above.
    2. Reapply 1 to 2 coats of Hi-Shine 25 following the label directions.
    3. If desired, dry burnish after the new finish is completely dry and hard.

    Pricing for Stripping, Sealing and Applying Floor Finish to Resilient and Vinyl Floors:

    1. There is no “standard” charge or “going rate” for janitorial work and the going rate for stripping, waxing and maintaining resilient floors varies by region.
    2. The charge for a complete strip and wax job can run from 20 cents to 40 cents per square foot in the United States.
    3. Much depends on what contractors charge in your area, if you provide all supplies or charge the materials to your customer, the condition of the floor, if you must move chairs, tables, cabinets, etc., and other variables.
    4. For cleaning, spray buffing or burnishing a floor, the rates are usually about 1/2 the rate of a complete strip and wax.
